The Newmarket real estate market slowed in July, which isn't unusual during the summer months. But this month's numbers revealed something interesting: there were actually fewer homes available for sale than in June, yet buyers gained more negotiating power.

One of the reasons? Sales activity slowed faster than new listings, pushing months of inventory higher and creating a little more breathing room for buyers.

Buyers Gained More Negotiating Room

One of the biggest takeaways from July wasn't simply that the market slowed, it was why conditions shifted in favour of buyers.

New listings declined approximately 22% from June, and the number of active listings also fell slightly. At the same time, sales dropped just over 20%, increasing months of inventory from 3.91 in June to 4.72 in July.

Some of this slowdown is typical for the summer market, as vacations and changing schedules can put moving plans temporarily on hold. However, sales were also approximately 23% lower than July 2025.

For buyers, that meant more time to compare properties, make decisions and negotiate.


Prices Softened, But the Headline Doesn't Tell the Whole Story

The average Newmarket sale price was $958,912 in July, down 6.6% from June.

While that sounds significant, monthly average prices can change depending on the types of homes that happen to sell. July's average price was only 1.4% lower than July 2025, providing some important context around the larger month-to-month change.

Detached homes continued to make up the majority of Newmarket sales, accounting for 48 of the month's 74 transactions. Detached homes sold in an average of 24 days and achieved approximately 99% of asking price.

The takeaway? Buyers are being selective, but they're still willing to act when the right home is priced appropriately.


What This Means for Buyers

For buyers, July offered a little more opportunity. With sales slowing and months of inventory increasing, buyers generally had more time to shop, compare properties and negotiate than they did during the busier spring market.

The best homes can still attract competition, but buyers who felt rushed earlier in the year may find the summer market provides more favourable conditions to make a thoughtful decision.

July's market wasn't defined by a surge of new listings. It was defined by a seasonal slowdown in buyer activity.

That created more negotiating room for buyers while making pricing strategy increasingly important for sellers.

For sellers, buyers are still out there, but they're taking their time and comparing their options. Homes that are priced appropriately, presented well and marketed effectively continue to sell, while those that miss the mark may take longer to find the right buyer.
