Aurora's real estate market was busier in September, with more homes selling, more new listings and higher average sale prices. Yet the bigger story becomes clear when we look at how 2026 compares with last year.

September brought more activity to Aurora's housing market
September was a busier month for real estate in Aurora. Home sales increased 14% from August, rising from 49 to 56 transactions. At the same time, new listings jumped 53%, from 121 in August to 185 in September.
More homes were selling, and more properties were coming onto the market. This increase in activity is consistent with the busier fall real estate season, although the numbers don't necessarily mean the market is shifting in favour of sellers. In fact, Aurora remained in a balanced market.
Aurora remains in a balanced real estate market
Aurora recorded 4.9 months of inventory in September, unchanged from August.
Months of inventory measures the available supply of homes relative to the pace of sales. Generally, a market with approximately four to six months of inventory is considered balanced.
What does a balanced market mean? For buyers, it can mean having more time to compare properties, consider their options and negotiate without the intense competition often found in a strong seller's market.
For sellers, it means buyers have alternatives. Homes that offer the right combination of condition, location and value are more likely to stand out.
Although Aurora remained balanced, homes did sell faster in September.
Homes spent an average of 56 property days on market (PDOM) in September, compared with 65 in August. That's nine fewer days on average, suggesting properties were moving faster despite the additional listings.
Aurora's average home sale price increased 5.5%
The average sale price in Aurora rose to $1,165,686 in September, compared with $1,105,004 in August. That's an increase of approximately $60,700, or 5.5% in one month.
However, a change in the monthly average doesn't necessarily mean every home's value increased by the same amount. The average can be influenced by the types, sizes and price ranges of properties that sold during the month.
That's particularly important in Aurora, where a relatively small number of transactions can influence the overall monthly average.

More homes have sold in Aurora in 2026 than in 2025
One of September's more notable findings comes from comparing the first nine months of 2026 with the same period last year.

Aurora has had 10% more home sales so far in 2026, despite almost 10% fewer new listings. At the same time, the average sale price for the year is approximately 9% lower than during the same period in 2025. That's an important distinction.
More homes are selling, yet average prices are lower. Stronger sales activity doesn't automatically mean home prices are rising. It also tells us that buyers haven't disappeared from Aurora's housing market. People are still making moves.
Is improved affordability encouraging more buyers?
One possible explanation for the stronger sales activity is improved housing affordability. Average sale prices in Aurora are lower than they were last year. Combined with relatively stable interest rates, that can make purchasing a home more achievable for some buyers.
Of course, affordability depends on personal circumstances, including income, mortgage qualification, down payment and the type of home being purchased.
The market statistics don't establish exactly why more buyers completed purchases this year. However, lower prices and more manageable borrowing costs may be contributing factors.
For some households that previously felt priced out of the market, buying a home may now be worth reconsidering.
What does September's market mean for Aurora buyers?
For buyers: the current balanced market offers something valuable: flexibility. With more homes available to consider and less pressure to compete, buyers may have an opportunity to:
